One part of St. Pete is moving faster even with rates above 7%
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That number slows a lot of markets. It has not slowed every corner of St. Pete.
The Real Estate Data Aggregator counted homes going under contract across St. Petersburg ZIP codes for the three months ending July 31, 2026. One ZIP code stood apart from all the others: 33710, a largely residential area west of downtown that includes neighborhoods like Jungle Terrace and Disston Heights.
That 43% figure, per the Real Estate Data Aggregator, was up 17.3 points from the same three months in 2025. It is the highest two-week contract rate in the market. The median sale price there was $414,500, essentially flat year over year, down just 0.1%. So the speed is not coming from a price run-up. It is coming from buyers who know the neighborhood and move when something comes available.
Twenty-seven median days on market. Nearly 1 in 5 homes selling above list price. A sale-to-list ratio of 97.7%, per the Real Estate Data Aggregator. These are the numbers of a neighborhood where sellers hold real leverage, even in a 7% rate environment.
How the rest of St. Pete compares
Not every ZIP code tells the same story. The Real Estate Data Aggregator shows a wide range in how quickly homes are going under contract across St. Petersburg. Here is where each ZIP code landed on that measure for the three months ending July 31, 2026.
ZIP 33706, which covers St. Pete Beach and Pass-a-Grille, sat at 13.3% under contract within two weeks, per the Real Estate Data Aggregator. That is down 0.7 points from a year ago. Median days on market there were 97, up 30 days from the same period in 2025. Prices dipped 8.7% year over year to a median of $585,000. The barrier island market is moving on a different clock entirely.
ZIP 33715, which covers Tierra Verde, had just 13.5% of homes go under contract within two weeks, down 5.3 points year over year. Median days on market reached 121, up 52 days from the year before. Tierra Verde is unincorporated and sits on its own peninsula. Flood zone exposure and insurance costs are real considerations there, and buyers are taking their time.
The ZIP codes gaining the most ground
Several ZIP codes saw their two-week contract share jump sharply compared with a year ago. The Real Estate Data Aggregator shows the biggest gains came in 33704 (up 24.2 points), 33713 (up 16.2 points), and 33712 (up 13.4 points).

ZIP 33704 covers Old Northeast and Snell Isle, two neighborhoods with their own character and their own buyer pool. Inventory there fell 38.4% year over year, per the Real Estate Data Aggregator, while the median sale price rose 22% to $890,675. With only 3 months of supply, that is a tight shelf.
ZIP 33713, which includes Historic Kenwood and the Grand Central District, had a median of just 23 days on market, down 31 days from a year ago. That is the fastest median in the market. New listings there rose 27% year over year, yet homes still moved. Buyers in that price range, around $414,450, are ready.
What the national picture adds
The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026, and that months of supply nationally reached 4.9 months, the highest level in over ten years. Freddie Mac put the 30-year fixed rate at 7.28% on October 1, 2026, and the 15-year at 6.60%. A Redfin senior economist noted that mortgage rates sitting above 7% remain a constraint on the broader market.
The Florida region is not one market either. Redfin reported that West Palm Beach home prices rose 10.4% year over year in August 2026. CNBC reported that inflation-adjusted home prices fell 1.6% year over year in Miami as of September 24, 2026, even as 194 ultra-luxury sales of $10 million or more closed in Miami-Dade County in the first eight months of 2026. CNBC also reported that 82% of Miami condo sales valued at $1 million or more in 2025 were all-cash transactions. Those are three very different stories playing out within the same state, and they are a reminder that St. Pete writes its own numbers.
St. Pete is not immune to rate pressure. But the data shows it is not uniform either. Some ZIP codes are absorbing the rate environment and still moving homes in under two weeks. Others are sitting with inventory for three months or more.
What this means if you own here
The Real Estate Data Aggregator counted 166 homes sold in 33710 in the three months ending July 31, 2026. Pending sales there were 179, up from the prior year. Supply sat at 3.5 months. That combination tells you demand is real and inventory is lean.
In 33706, 371 homes were for sale and only 147 sold in the same period, per the Real Estate Data Aggregator. Months of supply sat at 7.7. Sellers there are pricing into a slower market, and some are adjusting.
